Sprayed acoustic texture on the ceilings of older Walnut Creek houses, condominiums and townhomes is what Walnut Creek Asbestos Removal handles on this page. The texture is sampled first; a positive ceiling comes down wet inside sealed plastic under HEPA-filtered negative air, leaving bare drywall for a skim coat and paint. Lab results and ceiling area set both the scope and the paperwork.

Acoustic ceiling material is one of five items the Bay Area air district lists for sampling in buildings of up to four dwelling units, so a sample comes before the scraper. Our ceiling work extends to Lafayette and Orinda.

Acoustic ceilings in 1960s and 1970s homes

Walnut Creek housing is 23.0% 1960s construction and 28.8% 1970s, per the 2020-2024 American Community Survey, with 1974 as the citywide median. A sprayed ceiling from either decade is a reason to take a sample before repainting, relighting or listing. The decision for the owner is whether to strip the texture alone or take the drywall down with it, which can suit a ceiling that is also stained, sagging or cracked.

Ceilings in condominium buildings

With 36.9% of the city's units in buildings of five or more units, a ceiling job in a condo may sit under the full survey rule instead of the small-residential sampling route; confirm the building with the Air District. The HOA can set rules on elevator use, work hours and what happens to the unit above or below, so access is settled before the plastic goes up. Our condo and townhome page covers the building-level steps.

Ceilings in whole-room remodels

When a remodel opens a room, the ceiling gets cut for recessed lights, a vaulted section or new drywall, and the sampling duty follows what the work disturbs, not the year on the permit. The district's FAQ says testing is still required when under 100 square feet of suspect material is disturbed in a structure built after 1980, even though no J# is needed at that size. A quick sample at the planning stage avoids stopping a finished remodel.

Ceilings painted or retextured

Paint and a new knockdown layer hide the original texture, and neither one is evidence about what is underneath. Each distinct layer or repaired patch is sampled on its own. If the ceiling is intact and nothing will cut into it, the district's FAQ advises leaving intact, undisturbed asbestos material in place; sealing it with paint only coats it, and any later scraping or cutting is a disturbance again.

Testing before the ceiling is touched

Friable texture above 1% asbestos is regulated: it is wetted, removed within containment and disposed of as asbestos waste. Whether yours is comes down to a lab-tested sample, which the rule requires before acoustic ceiling material in a building of four or fewer units is taken down or disturbed. No full survey is needed there, and the owner or a certified consultant can collect the sample.

A 72-hour start is possible for up to four units, for an added fee; otherwise ten business days apply. Notice and a J# are required when regulated ceiling material hits 100 sq ft or any of it is removed dry, which a full living-room ceiling can do. Ceiling area and height, replacement drywall, access and waste class set the price.

Ceilings rarely come down alone, and walls or floors in the same room may need samples too; asbestos abatement before remodel and teardown covers that. Every service, and the district rules behind them, is listed on the Walnut Creek Asbestos Removal homepage.
